Landmark is one of the home warranty companies in the USA with transparent pricing structures. They have a few different warranty plans rather than a one-size fits all plan, which a lot of people seem to prefer. You can purchase warranty coverage for the items you need, and won’t have to pay for what you don’t.
Landmark isn’t available everywhere. As of this writing, their warranty plans are only available in Arizona, Idaho, Nevada, Oregon, Texas, and Utah. Those living outside of these areas will need to select another provider for their home warranty.
In this section, we’ll give you an overview of the different Landmark warranty plans you can select. Hopefully, this will give you a better idea of what to expect from the warranty.
Home Warranties for Homeowners
There are two different warranties for those who are looking to add a warranty to an existing home. These include The Home Systems Plan and the Total Protection Plan. The price you pay will vary a bit depending on your state, but the Total Protection Plan is more expensive and comprehensive.

New Property Warranties
There are several options for those who are buying a new property - or real estate agents who want to add a layer of protection for their clients. These policies have annual fees, so you’ll pay once and renew the policy the next year with one of the plans we detailed above.
We won’t go into as much detail with these since they aren’t for existing homeowners, but you have the choice of Essential, Advantage, Value, or Comprehensive warranty coverage. These prices rise in cost depending on the level you select.
There are several add-on warranty options for the new home buyer plans as well. They are the same as the ones we included in the table above, but they charge a yearly rate rather than a monthly one.
Claiming With Landmark
Claiming with Landmark will be similar to the process of claiming with a lot of other home warranty companies in the USA. You will initiate a claim online or over the phone when something breaks. Landmark will then contact a local technician, who will call to set a time that works best for the both of you.
Keep in mind that you will only receive special priority if your house is uninhabitable. You might be waiting a little while for a technician to come and fix an appliance, which is a complaint we’ve seen some of the customers have. Although it’s extremely inconvenient, you can still live in the house if your refrigerator is broken.
The technician will come to assess the situation and determine whether or not the broken appliance or system is covered under your warranty. They will either accept or deny your claim, and you’ll pay them the service fee either way. The technician will get to work if they accept your claim, and should fix the problem shortly.
The pricing for each Landmark warranty plan will depend on where you live. In general, though, you can expect around $55 a month for the Total Protection Plan and around $35 a month for the Home Systems Plan. The realtor and new home buyer plans charge an annual premium, so these will cost somewhere in the ballpark of $375, $450, $475, or $525 depending on the level of coverage you select.
As you can see from the table we included above; you can also choose to add some extra coverage to your appliances and other household items if you like. These will range anywhere from $2 a month to upwards of $25 a month. There is also a bit of maneuvering you can do with the price of the service fee. Choosing a higher service fee will save you money on your monthly premiums. This option is only available in select states, but presents the opportunity to customize your plan further.
Selecting a cheaper service fee means you’ll pay more for monthly premiums but less when the technician arrives. You pay the service fee whether or not they accept your claim, so some people prefer to pay less at this stage. Still, most people don’t make claims very often - which is why Landmark can stay in business. You will likely save money by choosing a cheaper premium if you have the warranty for more than a year.
The best plan for you will boil down to the parts of your home you value the most. You might have some experience fixing appliances, for instance, or aren’t worried about replacing a refrigerator down the line. Those who have expensive tastes or have recently bought new items will likely want a more comprehensive warranty. One of the benefits of Landmark is that they have plans to fit all kinds of different warranty needs.
How it Compares
There are several home warranty companies in the USA. Even though some of them say coverage is relatively standard, there are quite a few items that some will charge extra for, or leave out altogether.
Here, we’re going to compare a Landmark home warranty to another popular warranty company: Fidelity National Home Warranties. This comparison will give you a better understanding of how Landmark matches up against some of the bigger names in the industry. Fidelity also competes in the same areas as Landmark, so it’s helpful to know the different options you have.
Fidelity National Vs. Landmark
Fidelity National is one of the popular home warranty brands that sells warranties in many of the same areas as Landmark. Fidelity doesn’t charge as much for their standard plan. It competes more directly with the Landmark Home Systems Plan regarding price, but offers more coverage options for appliances. Despite this edge Fidelity has, Landmark has an advantage in their greater options. There are more add-ons and fewer exclusions along with the choice to buy a higher level of warranty coverage if you want it.
We also preferred the transparency of Landmark over Fidelity. Fidelity requires you to dig through your contract to find the exclusions buried within. With Landmark, you can see all of their coverage up front, and have the opportunity to buy a higher level of the warranty if that’s what you need. Fidelity might be a good choice if you’re looking for cheaper coverage and still want some appliances included. Those who want comprehensive coverage, transparency, and supreme customer service would do well to look deeper into Landmark.
The public perception of Landmark is relatively mixed, which is a case with a lot of home warranty companies. Professional reviewers will often give these companies higher marks than the customers will, with complaints being a lot more prevalent on review websites like Yelp.
Customers who have reviewed this service complain of surprise service denials and technicians taking too long to fix certain appliances. We’ve seen two people report that Landmark took too long to fix their refrigerator, causing them to lose all of the food they had inside. It’s easy to put too much stock into what users have said about a company, but we don’t think that’s the right approach for a home warranty.
These companies are magnets for bad reviews since most people will only review something if they were surprisingly pleased or displeased with the service. It’s not likely that someone will write a review if everything goes according to plan. If something goes wrong, however, the same person is far more inclined to go to the internet to complain about it.
For that reason, we don’t value user reviews too highly when it comes to home warranty companies. A quick look at many of the leading companies in the country will show you that they’re not much different. We seem to hear from more people who have had a bad experience than those who have claimed without incident.
What We Think
On the whole, we liked what we saw from Landmark. It’s hard to get much better than the Landmark home warranty selection regarding variation. A lot of the other warranty companies we’ve seen use one plan that covers most - if not all - needs. They have a few add-ons, but that’s all the choice you have.
With Landmark, you can decide which level of coverage is best for your family and your home. You can add some appliances to a basic plan if you like, or cover most of the systems and appliances in your home through the comprehensive plan. You can even decide how much you pay in certain states - electing to pay the bulk of the price through monthly premiums or through service fees.
We also liked the transparency in pricing from Landmark. Some of the other companies we’ve reviewed have tricky pricing models. Landmark has everything out in the open, so you can make a decision long before receiving a contract. There are a lot of options when it comes to home warranty companies, but we think Landmark ranks near the top where it’s available.
